Rent to buy properties is a new way to help sell you house, it helps buyers who do not have all the monies availible to them right now but wish to purchase, its basiclly the same as selling but at a later date so if your property is a second home or holiday property then thisis an option.
RENT TO BUY IN SPAIN?
This normally only applies to sellers who have more then one property OR HOLIDAY HOME
Agree a sales/purchase price.
Agree an upfront initial payment most sellers will alway have a figure they require normaly a lump sum. 30% to 50% deposit
Agree a monthly rental amount (all of which will contribute towards the purchase)
€300 to €1000 per month
Agree a term within which to purchase the property (usually 12 – 36 months) most sellers wish to complete the sale in 12 months.
Agent normlly split the commision 1% on signing the contract and the final 1% on completion in the notary office.
Unlike a normal 10% deposit on buying a property in spain, the deposit on a rent to buy is normally more and so the only lossers if the buyers do not complete the sale in the time agreed in the contract is the buyers.
